Invariably, issues will arise during the transaction which require the guidance of an attorney. Most real estate agents are not licensed to practice law and can not provide legal advice, which makes it a necessity to have an attorney involved on your behalf. COMMERCIAL REAL ESTATE TRANSACTIONS:
The purchase or sale of commercial real estate is typically more complex than the purchase or sale of a home. Commercial transactions often involve zoning, environmental, tenant-related, and tax issues requiring a buyer to devote a significant amount of time and money for the necessary due diligence before completing the transaction. Further complicating these deals for buyers are the strict requirements of most lenders who may desire to review architectural plans, floor plans, rent rolls, financial statements, and assess available collateral before approving a loan.

If you are buying an apartment building, storefront property, multi-unit building, strip-center, office building or other commercial property, these issues are sure to arise. A skilled real estate attorney is an absolute necessity to assist you in negotiating the Agreement of Sale, reviewing the complex documents required by your lender and assisting in the due-diligence analysis of the commercial property you intend to purchase.
